Texas ambulatory health jobs grew 2.7% CAGR over a decade vs. 1.9% overall (Texas Real Estate Research Center). Sherman already shows a high concentration of medical establishments because it serves a rural hinterland plus southern Oklahoma.
AHS Sherman Medical Center (former Wilson N. Jones) remains the in-town campus. TMC in Denison is the regional flagship. A $400M third hospital opens 2028 on the west side. Outpatient will fill the gaps between those three poles.
The largest in-town office product is 1982 Class B at $19–21/SF. The one clean purpose-built MOB sale on the board is 4,397 SF at $273/SF. New product has a real gap to fill — if the delivery model matches what Sherman rents can support.
